A nine-storey occupied residential building, constructed in 2012 and clad in a mixture of brick cavity, rendered EPS, rendered block and curtain walling. Classified as a High-Risk Building, remediation follows the Building Safety Regulator’s Gateway process and Golden Thread
IRS Construction engaged under a Pre-Construction Services Agreement (PCSA) to fulfil the client brief and evidence full compliance with the BSR requirements. The project is to replace combustible façade elements to deliver a fully compliant design and meeting all statutory, fire safety, and technical requirements, to achieve
Gateway 2 approval.

Using our experience and understanding of BSR requirements, we support Thomasons in their role as Building Regulations Principal Designer, to ensure the Gateway 2 application is fully compliant and supported by a complete and accurate “Golden Thread” of building information. Once submitted, together with Thomasons, we engage regularly and proactively with the Building Safety Regulator throughout the approval process, addressing queries early, providing clear and robust evidence, and ensuring the smoothest and fastest possible route to approval.
Engaged under a Pre-Construction Services Agreement (PCSA) to fulfil the client brief and evidence full compliance with the BSR requirements. A critical focus of this phase is the completion of intrusive surveys to fully understand the existing building structure and identify any hidden constraints. This early clarity allows us to de-risk the programme, minimise redesign and delays during construction, and plan works efficiently to reduce disruption to residents. By resolving design, access, and sequencing challenges at this stage, we ensure a smooth transition into construction with certainty in cost, programme, and quality.
