IRS, as Principal Contractors under the CDM Construction Design Management Regulations 2015, successfully executed the Barnes Avenue Fabric and Roof Upgrade for Dundee City Council in collaboration with funding partner SSE.

The project involved installing a new Alsecco Ecomin 300 insulated render system on 154 tenement flats. The majority of properties also underwent a comprehensive roof upgrade, including the stripping, preparation, and installation of new fire stops, followed by the application of Russell Grampian tiles. The External Wall Insulation covered 6800m2, aligning the properties with current building standards and significantly enhancing living conditions for homeowners and tenants. The project ensured warmth and comfort for families, backed by a 25-year insurance guarantee.

Roofing works encompassed 3500m2 of new roof coverings, incorporating the removal and disposal of redundant chimney stacks. This transformation was accomplished in a swift 18 weeks, converting the overall fabric of these buildings from old to new. To complete the overhaul, all soil, waste, and rainwater pipes were renewed using the quality branded Marley range, and facias and soffits were replaced with hardwearing UPVC, minimising maintenance concerns for residents.
