Advent 2 and 3 - Manchester

Location: Ancoats, Manchester Project

Value: £9.7 million

Project Duration: 44 Weeks

Client Team: Urban Bubble, Thomasons, DFC

Contract: JCT Standard Building Contract Without Quantities 2016 Edition with Contractors Design Portion (façade works)

Funder: Building safety fund

Advent 2 & 3, Situated in Manchester City Centre with 242 properties, was subject to the fire remediation order and funded by the Building Safety Fund to replace the combustible facade elements and bring the building into line with the EWS1 safety standards.

A large concrete-framed development in Manchester City Centre providing residential accommodation to 244 Families, underwent an intensive fire remediation program funded by the Building Safety Fund. IRS were appointed to carry out the works to design and replace all non-compliant external cladding, which incorporated several different finishes including render, copper, and timber, further elements of this contract incorporated the installation of compliant rhino decking to balcony and walkway areas as well as the installation of over 80 new fire doors.

IRS were tasked to design and install a new non-combustible External Wall Insulation and facade system with appropriate EWS1 compliant fire stopping solutions. This design role along with our architectural and engineering partners allowed us to explore alternative materials, ensuring equal or better performance, cost-effectiveness, ensuring a similar aesthetic finish for the client to satisfy planning.

With our offsite storage and recycling strategy IRS were able to minimise disruption for the residents removing all non-combustible materials from site upon removal from the façade to offer increased piece of mind to the residents of the buildings as well as minimising commercial site traffic utilising company pickups for ferrying all materials and waste.

Demonstrating our commitment to Social Value, IRS collaborated with the City Zen charity in Greater Manchester, supporting the employment of both ex-offenders and servicemen.
