What you can see is only part of the problem.

Existing façades are made up of systems, materials and interfaces installed at different times, sometimes with incomplete records and sometimes in ways that only become fully apparent once the building is opened up.

The original design may not reflect what was installed. Existing substrates can vary. New systems have to connect safely and effectively with existing construction.

That’s why successful remediation starts with understanding what is actually there, not simply what the drawings say should be there.

Compliance has to exist in the building, not just in the specification.

An approved design establishes what needs to be achieved. Construction has to deliver it.

That means understanding specified systems, approved details and critical interfaces, and making sure the people installing them are working from the right information.

Quality control is particularly important where completed work will conceal fire-safety-critical elements.

Specify it correctly. Install it correctly. Inspect it at the right time. Evidence what was done.

Existing buildings don't always follow the drawings.

Opening up can reveal a different substrate, a missing barrier, an unexpected interface or construction that does not match the information available at design stage.

The important thing isn’t pretending those discoveries won’t happen. It’s knowing what to do when they do.

As Principal Contractor, IRS connects site teams with the relevant design and technical specialists so new information can be assessed, implications understood and any required change agreed before it is built.

If it's going to be covered up, evidence it first.

Much of the work that determines façade and fire performance will no longer be visible once the building is complete.

Inspection therefore happens while critical details remain visible. Material records, photographs, quality checks and approved changes build the record as the work progresses.

People live here while we work.

Façade remediation can surround someone’s home for months. Scaffolding changes privacy and access. Removing the external wall creates noise and dust. Work can affect windows, balconies and ventilation.

Resident management is therefore part of the construction plan, with Resident Liaison working alongside project delivery to communicate upcoming work, understand individual needs and support vulnerable residents.
