Advent 2 and 3
242 properties in Ancoats, Manchester, where non-compliant external cladding in render, copper and timber was designed out and replaced with a non-combustible External Wall Insulation and façade system, alongside compliant balcony decking and more than 80 new fire doors.
What the job involved
IRS was appointed to design and replace all non-compliant external cladding, which incorporated several different finishes including render, copper and timber. The contract also covered compliant rhino decking to balcony and walkway areas and the installation of over 80 new fire doors.
We were tasked with designing and installing a new non-combustible External Wall Insulation and façade system with compliant fire stopping. Holding that design role alongside our architectural and engineering partners let us explore alternative materials that performed as well or better, cost less, and kept a similar aesthetic finish so the client could satisfy planning.
An offsite storage and recycling strategy minimised disruption: non-combustible materials left site as soon as they came off the façade, and company pickups ferried materials and waste to cut commercial traffic. On social value, IRS worked with the City Zen charity in Greater Manchester, supporting the employment of ex-offenders and servicemen. Across the Advent projects, 95.62% of project waste was diverted from landfill.
“Just wanted to say a big thank you for responding to the issue with the builders. So often, things like this get swept under the rug and forgotten about. It really meant a lot that I was listened to.”
