A large steel-framed development of 144 homes in Manchester city centre, where combustible render, copper and timber cladding was replaced with an engineered non-combustible system, sympathetic to the original building design.
What the job involved
IRS was awarded the contract after a comprehensive tender process, to carry out a major fire remediation refurbishment of 144 family homes, funded by the Building Safety Fund.
The work replaced combustible elements with newly engineered non-combustible materials across render, copper and timber cladding, with a new External Wall Insulation system. Holding the design responsibility let us explore alternative materials that performed as well or better, and bring every element of the installation into line with current fire safety requirements, while staying sympathetic to the original design.
The constraints were real: a busy city centre location, seven-storey blocks and proximity to water. Meticulous planning, a comprehensive Health and Safety Plan, our supply chain and a local storage facility are what got it delivered.
These are family homes and people stayed in them. Programme, access and deliveries were planned around residents rather than the other way round.
