It has no Building Safety Regulator, no Golden Thread duty and no EWS1 process. Borrowing that vocabulary north of the border is a reliable way to signal you have not worked here. We are an Airdrie business and Scotland is where we started.
Building work in Scotland runs through the Building Standards system. A building warrant from the local authority verifier is needed before work starts, and when the work is finished a completion certificate is submitted to the verifier for acceptance.
There are no Gateways and no Building Safety Regulator approving the work. Cladding remediation on existing buildings has its own route, set out further down this page.
For EWI and whole-house retrofit, compliance also means performance: fabric, airtightness, ventilation and moisture considered together. Scottish Government guidance on traditional buildings says a whole-building approach is more appropriate than applying fabric first in isolation. Where it applies, we deliver within PAS 2035.

The 2024 Act came into force in January 2025. It gives Scottish Ministers powers to assess and remediate buildings with unsafe cladding, and it does so at the level of the whole building rather than by gating stages of construction.
Buildings that have been through the process are recorded on the Cladding Assurance Register, so the position on a given building is a matter of public record rather than a private correspondence trail. For an owner or a lender, that is the point.
A Single Building Assessment is the mechanism. One assessment covers the whole building, looks at the external wall construction and the fire risk it presents in the round, and produces the evidence on which remediation decisions are made. It replaces the piecemeal, flat by flat approach that left owners and residents unable to get a straight answer.
