Dumbryden

A whole-fabric upgrade to 140 council and privately owned homes in Westerhailes, delivered as the pilot for the City of Edinburgh Council’s three-year mixed tenure improvement service, and now being rolled out across the city.

What the job involved

A full fabric upgrade across 140 mixed tenure properties, starting and ending with energy performance assessments so the improvement could be measured rather than assumed.

The scope covered 130mm class A1 mineral wool External Wall Insulation, brise soleil feature cladding panels to drying screen areas, engineered roofline extensions with upgraded ventilation and cold bridge detailing, and a complete Marley roof system with new rafter extensions. Windows were replaced, the mechanical ventilation strategy upgraded, new secure entry fire doors fitted, loft insulation topped up and underfloor insulation installed. Fire coating decoration was upgraded and the rainwater disposal systems rerouted.

The pilot worked, and the model is now being rolled out across Edinburgh to accelerate energy efficiency repairs in mixed tenure blocks. On social value, the contract also funded the refurbishment of two local playgrounds.
